Texas real estate law (TRELA) requires a license to earn cash referral fees on real property β€” meaning land. Accepting land referral fees without a license can expose you to fines or legal action.

Mobile and manufactured homes are classified as personal property under TDHCA (Texas Department of Housing and Community Affairs) β€” same category as a car or RV.
