Commissions apply to the home structure only β€” mobile homes, tiny homes, prefab homes, modular homes, and space capsule prefabs. Land and real property are explicitly excluded.

Why structure-only commissions work in your favor

Texas real estate law (TRELA) requires a license to earn cash referral fees on real property β€” meaning land. Accepting land referral fees without a license can expose you to fines or legal action.

ClickBridge sidesteps this entirely. Mobile and manufactured homes are classified as personal property under TDHCA (Texas Department of Housing and Community Affairs) β€” same category as a car or RV. Commissions on personal property don't require a real estate license. You earn, you stay compliant, no attorney required.
