ClickBridge is a lead generation and advertising platform for personal property homes — mobile homes, manufactured homes, modular homes, tiny homes, and prefab/space capsule structures. Real estate, land, and site-built homes are not eligible for listing. This policy exists to keep ClickBridge operating in the personal property and lead generation lane, separate from real estate brokerage under Texas law (TRELA).
All ClickBridge affiliate commissions are calculated exclusively on the personal property (home/structure) sale price. This is the price of the home itself — nothing else.
The following are never included in commission calculations, regardless of how they are priced or packaged:
By listing on ClickBridge, manufacturers agree to the following:
Any transaction involving both a home structure and land must present land as a clearly separate line item in your sales documentation. ClickBridge does not see, process, or take any fee on land.
Prices shown in the ClickBridge directory must reflect the personal property structure (home) price only. Do not bundle land costs into your listed price.
Eligible listings: mobile homes, manufactured homes, modular homes, tiny homes, prefab homes, and space capsule structures. Site-built homes and land-only listings are not eligible.
Do not list a "home + land" bundle price as the structure price in ClickBridge. This inflates the commission base with real estate value ClickBridge has no role in.
Traditionally constructed site-built homes (stick-frame, brick, etc.) are real estate under Texas law. ClickBridge does not list these — they require licensed real estate brokerage.
ClickBridge does not accept land listings of any kind. If a manufacturer also sells land, that is handled entirely outside of ClickBridge.
Listings that include land in the structure price, list site-built or real estate properties, or otherwise violate this personal property policy will be removed without notice. ClickBridge reserves the right to pull any listing at any time for policy violations. Repeat violations may result in permanent account suspension.
ClickBridge commission tiers are based entirely on the home/structure sale price. There are no land-related commission tiers, no land bonuses, and no land-inclusive pricing adjustments.
Commission rates are set per manufacturer by ClickBridge and displayed in the affiliate directory. Manufacturers can view and request rate adjustments from their manufacturer dashboard.
Simple rule: The commission is on the home. That's it. Land is the manufacturer's business — ClickBridge does not touch it.
In Texas, mobile and manufactured homes are regulated as personal property by the Texas Department of Housing and Community Affairs (TDHCA) — not as real estate by TREC (the Texas Real Estate Commission).

By keeping all operations in the personal property and lead generation lane, ClickBridge maintains a legally sound model that benefits manufacturers, affiliates, and buyers alike.
By submitting a listing to ClickBridge, manufacturers agree to this Listing Agreement and Personal Property Policy. This agreement is binding on the manufacturer, their company, and any representatives submitting listings on their behalf.
